Market Assessments for Joplin Regional Airport

The Joplin Regional Airport (a department of the City of Joplin) engaged a team lead by Crawford, Murphy, & Tilley, Inc. to develop a new master plan for the Airport. SB Friedman was brought on to conduct a market assessment of development feasibility for non-aeronautical land under the Airport’s control. We were also asked to evaluate the market potential for revenue-producing aeronautical facilities.

As part of our assignment, we conducted reviews of market potential at the Airport for office, retail and industrial uses. We conducted site and demographic analyses as well as interviews with brokers and regional economic development professionals. In addition, we evaluated the rents and potentials of aeronautical land uses based on analyses of comparable nearby airports.

Results: Our market research regarding uses “outside-the-fence” and “inside-the-fence” and projections of future demand and ground lease revenues to the Airport were incorporated into the overall Airport Master Plan. A public open house regarding the draft Master Plan was held in September of 2014. The final Master Plan was approved by the FAA in the spring of 2015.
