SB Friedman quantifies the catalytic influence that transportation improvements can have on development potential and future population and employment growth. We have developed a rigorous market-based approach to forecasting development impacts and socioeconomic changes related to transportation improvements. Our analysis is conducted at the parcel level and synthesizes transportation accessibility benefits, market analysis, community planning efforts and real estate economics to prepare forecasts that simulate actual development decisions made by a developer. Forecasts are prepared for both “build” and “no-build” conditions, in accordance with the requirements of the National Environmental Policy Act (NEPA).
