As part of our corridor study for Fort Crook Road, the firm conducted a blight study for a portion of that commercial corridor north of Lindyview Road on the east side of Fort Crook Road. The goal of the study was to document blighting conditions that would allow tax increment financing to be used to facilitate the redevelopment of an aging regional mall and adjacent properties that are exhibiting blighted characteristics
Per Nebraska law, we analyzed both objective data such as unemployment and population growth as well as qualitative factors such as deteriorated structures, inadequate street layout, faulty lot layout and others.
Our study found that the area met statutory requirements for designation as a blighted area.
Results: The TIF district was created.
